Our simple process
Small repairs may be assessed from photos first. Renovations usually begin with a site visit and a more detailed written scope.
Send the property details, photos and what you would like to repair, refresh or renovate.
We inspect the property, or assess photos first when a smaller repair can be understood remotely.
You receive a written quote with the agreed work, inclusions, exclusions and pricing basis.
We complete the agreed work, coordinate relevant trades and keep you informed of progress.
We review the completed scope, tidy the work area and provide relevant records or completion photos.
Local and accountable
Teresa Zhou, Client Relations & Maintenance Coordinator, coordinates enquiries and project communication. The business is owner-led by Jincheng Yu, LBP BP177516 in the Carpentry class.
FAQ
Pricing, consent, variations and specialist-trade responsibilities should be understood before you commit.
The advertised starting prices include GST. After a site assessment, we can provide one agreed fixed price for the confirmed written scope. Structural work, consent-related work, concealed damage, premium materials and bespoke upgrades sit outside the package unless expressly included. Any variation or additional work is discussed and approved in writing before proceeding.
We move to the custom renovation pathway: consultation, site measure, condition and compliance checks, design and scope development, detailed proposal, contract and pre-start planning. This is the right route for layout changes, multiple rooms, higher specifications or unique property conditions.
Yes. The assessment can focus on presentation, function, likely buyer objections and practical improvement priorities. Any comments about potential value are general renovation guidance rather than a registered property valuation or financial advice.
It depends on the scope, structure, plumbing, drainage, fire safety, and other factors. We can help you identify likely consent questions, but this is not legal advice. Always check requirements with your local council before work begins. All building work must comply with the New Zealand Building Code, including work that does not require a building consent.
Choose a renovation assessment or a faster repairs and maintenance quote, then send photos to help us understand the job.
